Metro Denver Market Update

Week of February 18–24, 2026

Spring is officially underway in Metro Denver. After the brief holiday “ski pause,” buyers are back in town and making decisions again.

Here’s what we’re seeing across the 7 metro counties (Adams, Arapahoe, Broomfield, Denver, Douglas, Elbert, Jefferson):

• 8,108 active listings – down 0.1% week over week
• 984 homes under contract – up 12.5% week over week
• 657 closed sales – up 26.1% week over week
• Median days on market: 19 – up 5.6% week over week
• 1.9 months of supply – down 11.1% week over week
• 15,518 showings – up 0.9% week over week

What this means (in plain English)

• Inventory is basically flat. That’s important because the market got stronger without a big wave of new listings.
• Homes going under contract jumped meaningfully. That’s the best “real time” indicator that buyers are active.
• Closings surged. Some of that is normal timing, but it supports the same message: transactions are happening.
• Months of supply dropped from 2.1 to 1.9. That’s a tightening market, which favors sellers when the home is priced and presented correctly.
• Days on market ticked up slightly. Don’t overthink it. This is still a selective market: the best homes move fast, and the rest take longer or require negotiation.
• Showings held steady. That’s healthy, especially coming off last week’s rebound.

The takeaway

For sellers: the spring window is open, but results are going to the homes that are priced right from day one and show well.

For buyers: there are opportunities, but when the right home hits the market, you need to move decisively.

In short: last week the market went skiing. This week it came back and started writing offers.
