Market Update

Grant Dolby October 27, 2026

The Denver metro housing market has shifted. Buyers are still touring homes, but they have more choices and are taking more time before making an offer.

For homeowners thinking about selling, the latest numbers tell an important story: getting a buyer through the door is only part of the challenge. Your home also needs to stand out once they compare it with everything else on the market.

More homes, fewer contracts

During the week of October 14–20, 2026, the seven-county Denver metro area had 12,965 active listings, up 5.6% from the comparable week in 2025.

At the same time, 578 homes went under contract, down 31% from a year earlier. Months of supply rose to 5.2, an increase of 52.9%.

Showing activity also slowed. There were 10,301 total showings during the week, down 15.6% year over year. That worked out to 0.79 showings per active listing, compared with 0.99 during the same week last year, a decline of 20%.

The message is clear: sellers are competing for a smaller share of buyer attention, and buyers have more options to consider.

Buyers are selective, not absent

A slower market does not mean homes are not selling. It means buyers are being more deliberate about which homes deserve an offer.

When several properties are available in the same price range, buyers compare condition, location, features and the work they expect to take on after closing. A home that looks appealing online still has to feel like a compelling value in person.

That is why strong photography and broad exposure matter, but they are not enough on their own. If a home receives showings but no offers, the next step is to look closely at what buyers are seeing and how the property compares with its competition.

Price, presentation and positioning matter

In this market, the strongest approach begins before a home hits the MLS.

We examine competing properties and recent sales, identify the features buyers will value most, and consider whether improvements or presentation changes will make a meaningful difference. We also use pre-marketing to introduce a property to potential buyers and gauge interest before a full MLS launch.

Once the home is on the market, we monitor buyer response and showing feedback. The goal is to make decisions based on evidence, while there is still an opportunity to adjust.

Your neighborhood may tell a different story

Metro-wide statistics provide useful context, but they do not determine the value of an individual home. Conditions can vary considerably by neighborhood, price range and property type. Even within a ZIP code such as 80228, one home may attract strong interest while another sits because of differences in price, condition or competition.

If you are considering a move, the best starting point is a closer look at the homes your property would compete against and the buyers most likely to be interested.
