Metro Denver Market Update

October 16, 2026

Denver Homes Are Getting 23% Fewer Showings per Listing Than a Year Ago

More competition. Fewer buyer visits. And in some neighborhoods, conditions are considerably tougher than the metro averages suggest.

Buyers scheduled 10,257 showings across Denver Metro during October 7–13, 2026. That’s still substantial activity, but there were 12,934 active listings competing for those visits.

Divide showings by available listings, and the weekly average comes to 0.79 showings per active home—down nearly 23% from the comparable week last year.

For sellers wondering why appointments have slowed, that helps explain what they’re experiencing.

More Homes Competing for Less Activity

First American Title’s weekly snapshots cover Adams, Arapahoe, Broomfield, Denver, Douglas, Elbert and Jefferson counties.

Inventory increased modestly, while showing activity fell substantially. Pending units also declined 24%, reinforcing the softer demand picture for this particular week.

The median days on market improved slightly, illustrating why no single statistic tells the whole story.

What Does 0.79 Showings per Listing Mean?

It’s a market-wide ratio: total weekly showings divided by active listings. Some properties attracted several appointments; others received none.

Your home needs to earn a larger share of a smaller pool of buyer attention.

That starts before the showing—with the asking price, lead photograph, condition, floor plan and how clearly the marketing explains the property’s advantages.

A buyer scrolling through competing listings needs a compelling reason to put yours on the tour.

Downtown Attached Homes Show Why Local Conditions Matter

The seven-county average can conceal substantial differences between property types and locations.

An August 2026 First American Title sample report for attached homes in ZIP 80202 illustrates that point. The report compares the downtown ZIP with the broader Metro Denver attached-home market.

Those figures describe a much more competitive selling environment downtown: more than three times the months of supply and approximately 27 additional days on market.

They also show why sellers should pay attention to the gap between the original asking price and the eventual sale price. In this sample, downtown attached homes closed an average of 8.4% below their original asking price.

That does not mean every downtown condo needs an 8.4% discount. It means the starting price deserves careful scrutiny against the closest competing properties.

The 80202 figures come from a report marked “Sample” and should be confirmed against the final report before relying on them for a pricing decision. They cover August attached homes, separately from the October weekly figures above.

What Sellers Should Do Now

Price against today’s alternatives. Buyers are comparing your home with everything else they can purchase now. Review competing listings, recent contracts and relevant sales.

Make the property easy to understand. Professional photography, measured floor plans, 3D tours and clear descriptions help buyers recognize its value. For condos, explain HOA costs, amenities and available documentation clearly.

Use buyer response to guide decisions. Few appointments call for a review of price, presentation and exposure. Repeated showings without offers call for a closer look at buyer objections.

Make adjustments with purpose. A small price reduction that leaves the home poorly positioned may accomplish very little. Each change should improve how the property compares with its competition.

At Dolby Haas, we use pre-marketing to test buyer response, refine positioning and build a campaign around each property’s strongest advantages.

Buyers are still making moves. The opportunity is there—but sellers need a strategy built for the market they’re actually in.
