Subject: What’s Actually Happening in the Denver Market Right Now

I wanted to give you a quick, real-world update on what’s actually happening in the Denver market right now, beyond the headlines.

There’s been a shift over the past few weeks. Not a downturn… just a change in behavior. And that’s where a lot of the confusion is coming from.

Here’s the truth:

This isn’t a weak market.
It’s a more selective one.

Homes are still selling. Buyers are still active.
But the market is no longer forgiving.

The One Number That Matters

Across the metro area right now, we’re seeing:

~2 showings per listing per week

That’s the clearest indicator of whether a home is positioned correctly.

  • 2+ showings/week → You’re in the game
  • Below 2 → Something’s off (price, presentation, or both)

Forget opinions, headlines, or Zestimate debates.
This number tells you within the first 7–10 days whether you’re going to win or chase the market.

What the Market Is Actually Doing

  • Inventory is rising (normal for March)
  • Buyers are active and making decisions
  • Median days on market dropped to 16 days

Translation:
The right homes are selling fast. Everything else is sitting.

Where the Split Is Happening

Not all properties are behaving the same:

Single-family homes

  • Still performing well when priced right
  • Strong demand in most segments

Condos + Townhomes

  • More competition
  • Fewer showings per listing
  • Longer market times
  • More price reductions

They’re still selling… just with less margin for error.

What This Means for You

If you’re selling:

  • You don’t get weeks to “test the market” anymore
  • The first 7–10 days tell the whole story
  • Pricing right out of the gate matters more than ever

If you’re buying:

  • You finally have more options
  • But the best homes still move quickly
  • Hesitation = missed opportunities

Bottom Line

The market didn’t break.

It just got honest.

The homes that are positioned well are getting attention and selling.
The ones that aren’t are sitting—and eventually chasing the market down.

If you want a quick breakdown of how your home (or a specific neighborhood) is performing right now, I’m happy to walk you through it.
