A difficult property. A strong outcome. 98% of asking price.

This was not an easy house to sell. It had been used as a rental for years and came to market dated, dirty and carrying significant deferred maintenance. The premium 0.63-acre golf course lot should have been one of the home's strongest features, but years of landscaping neglect had allowed much of it to go to seed.

The challenge

In a market where buyers have choices, condition matters. Homes that feel tired or neglected can get punished quickly, even when the underlying property has real advantages.

In its existing condition, we believed this home could easily have traded closer to $900,000. In fact, we had other offers around that level.

The job was not simply to “put it on the market.” It was to identify the right buyer, defend the value of the lot and location, and keep the transaction focused on the home's long-term upside rather than its short-term cosmetic shortcomings.

The outcome

Dolby Haas brought in the buyer who ultimately paid $1,025,000, just $24,000 below the $1,049,000 asking price.

The transaction structure also helped protect the seller's bottom line. The seller was not asked to pay a cooperating broker commission. Instead, the buyer negotiated a concession as part of the purchase, allowing the seller to avoid the cost of a second real estate commission.

For a dated former rental with substantial condition, maintenance and landscaping issues, this was an exceptional result for the seller.

The lesson is simple: difficult properties do not necessarily need to be discounted into submission. They need the right positioning, the right buyer and a negotiation strategy that protects the seller's net proceeds.
