9717 Summit Ash Ct is a large Pine Creek home with 5 bedrooms, 4 baths, 4,732 square feet and a premium 0.63-acre golf course lot.
On paper, that sounds like an easy million-dollar property.
In reality, the home had been a rental for years and it showed.
The house was dated, dirty and carrying a substantial list of deferred-maintenance issues. The landscaping was an even bigger problem. The tenant had not meaningfully watered or weeded the more than half-acre lot, and what should have been one of the property's strongest selling features had largely gone to seed.
Add aging mechanical systems, window issues, deck concerns, worn finishes and general rental wear, and this was not a polished luxury listing.
In the 2026 market, we believed the property could very easily have traded closer to $900,000 if it had simply been exposed to the market in its existing condition and negotiated like an ordinary listing.
Rather than trying to turn the property into something it wasn't, we focused on finding the buyer who could see past the deficiencies and recognize the underlying value of the house, lot and location.
That buyer ultimately paid $1,025,000, or approximately 98% of the $1,049,000 asking price.
But the sale price only tells part of the story.
The seller was not required to pay a cooperating broker commission.
Instead, the buyer negotiated a concession as part of the transaction.
From the seller's standpoint, that made the economics feel much closer to a full-price result because the seller avoided the expense of paying a second real estate commission.
That distinction matters.
On a million-dollar transaction, reducing the commission burden can materially change the seller's net proceeds even when the headline sale price is slightly below list.

And we accomplished that with a property that was:
A beautifully remodeled home selling near asking price is nice.
A neglected former rental with substantial deficiencies selling for $1.025 million in a buyer-sensitive market is something else entirely.
The seller avoided what could easily have become a long series of price reductions, renovation expenses and carrying costs. More importantly, we found a buyer willing to pay top-of-market money for the property as it sat, while structuring the transaction in a way that also reduced the seller's commission expense.
For a home many believed could reasonably have traded around $900,000 under normal circumstances, the difference is substantial.
This wasn't about making an imperfect property look perfect.
It was about identifying where the real value was, finding the right buyer and protecting the seller's equity.
$1,049,000 asking price.
$1,025,000 sale price.
Approximately 98% of list.
No cooperating broker commission paid by the seller.
For this property, in this condition, in this market, that was an exceptional outcome.
