137 Days Without a Sale. Under Contract in 10 Days With Us.

July 23, 2026

When 174 Aspen Meadow Lane first came to market, it was listed at $890,000.

Over the next several months, the price was reduced to $874,990 and then again to $859,990. Despite approximately 137 days of market exposure, the property did not sell.

The home was not the problem.

The strategy was.

When Dolby Haas Real Estate took over the listing, we did not simply change the broker’s name in the MLS, reuse the previous approach, and hope for a better outcome. Hope is not a marketing plan.

We studied the listing history, evaluated current competition, reviewed buyer behavior, and determined where the property would realistically attract serious demand.

We then repositioned and relaunched the home at $800,000.

The result was immediate.

The property went under contract in approximately 10 days and closed at the full asking price of $800,000.

The Market Had Already Spoken

A home can receive plenty of online exposure and still be poorly positioned.

The previous listing remained on the market for months while undergoing gradual price reductions. That approach often creates the opposite of urgency. Buyers see the extended market time, watch the price continue to fall, and begin waiting for the next reduction.

The listing becomes stale.

Instead of continuing to chase the market downward, we made a decisive correction. We established a price that reflected current market value, created a fresh launch, and gave buyers a compelling reason to act.

They did.

Market Value Is Not the Highest Asking Price

Sellers naturally want the highest possible price for their property. We do too.

But an ambitious asking price does not automatically create a strong sale. Market value is ultimately determined by what a qualified buyer is willing to pay under current conditions.

For months, buyers rejected the property at higher prices.

Once the home was accurately positioned at $800,000, it attracted a buyer quickly and sold for 100% of the asking price.

That is not underpricing.

That is correctly identifying market value and executing a strategy that converts attention into a contract.

Why Some Listings Fail

Most unsuccessful listings do not fail because nobody knows the home is available.

They fail because the pricing, positioning, presentation, or marketing strategy does not connect with the buyers who are actually in the market.

Common warning signs include:

  • Extended days on the market
  • Repeated price reductions
  • Showings without offers
  • Weak or inconsistent buyer feedback
  • Marketing that generates views but no serious action
  • A broker who explains the problem instead of solving it

At some point, sellers need more than additional exposure. They need an honest diagnosis and a new strategy.

We Specialize in Repositioning Difficult Listings

Dolby Haas Real Estate has extensive experience successfully selling homes that did not sell with another broker.

We do not assume that repeating the same strategy will somehow produce a different result. We evaluate the evidence, identify what is preventing buyers from acting, and make the changes necessary to move the property.

Sometimes that means improving the presentation.

Sometimes it means changing the marketing.

Sometimes it requires a decisive pricing correction.

Usually, it requires a coordinated combination of all three.

At 174 Aspen Meadow Lane, the difference was clear:

Approximately 137 days without a sale under the previous strategy.

Under contract in approximately 10 days with Dolby Haas Real Estate.

Closed at full asking price and true market value.

If your home has been sitting on the market without selling, the property may not be the problem.

The strategy may be.
